Additional Information: When is payment due for my apartment rental?
Full rental payment is due thirty (30) days prior to arrival date. If the reservation is made less than 30 days prior to arrival, then the full rental payment is due at time of booking.
What form of payments do you accept?
Deposits and rent payments can be made via cheque, bank draft, money order, wire transfer (guest are responsible for transfer fees), Western Union or credit card (3% transaction fee will apply).
What does the rental rate include?
The rental rate includes high speed internet, basic cable television (channels 2-28), unlimited long distance within Canada and US, and electricity. For rentals shorter than one month, 5% GST will apply. There is also a one time cleaning fee ($80 for 1 bedroom, $95 for 2 bedroom & $120 for 3 & 4 bedrooms) that applies to all rentals. Extra channels are available upon request at an additional fee.
Do you have a minimum night stay requirement?
The minimum nights for each suite will vary. As a rule of thumb, we will not consider renting any suites below 5 nights unless it is a last minute booking.
Do you have parking available?
Parking is available with advanced booking. The rate is $10/day, $60/week or $150/month.
What is the occupancy for each apartment?
Our one bedroom rates are based on double occupancy and two bedrooms are based on quadruple occupancy. Extra occupancy rate is $15/person, per night.
What are your check-in/out times?
Our check-in time is between 3-6pm on date of arrival and check-out time is before 11am on date of departure. Early and late departures can be arranged based on availability.
Do any of your suites have air conditioning?
Suiteliving Furnished Accommodations 2010 Rental Rules and Regulations $1315 per week
1. CHECK-IN TIME IS AFTER 3PM PST AND CHECK-OUT IS 11AM. Early or late check-in/outs can be arranged upon availability but must be arranged in advanced. Late check-outs resulting in delay of incoming guests will be subject to a $300 fine.
2. NOISE LEVELS – Excessive noise causing disturbances to neighbouring suites is not permitted, especially between the hours of 10pm to 8am daily. In the case of a noise complaint, guests may be subject to a $300 fine.
3. All UNITS ARE NON-SMOKING. Smoking is permitted only on the patio. If smoking is detected inside the suite, guests are subject to losing their security deposits.
4. PETS ARE ALLOWED IN THE BUILDING UPON APPROVAL. Only well behaved, non-shedding pets are allowed in select suites and a pet fee is applicable to all rentals.
5. RESERVATION DEPOSIT of $1,000 is required via credit card only. This must be received within three (3) days of booking the reservation. If the deposit is not received within 72 hours of time of booking, the reservation is will automatically be cancelled. The deposit can only be made via credit card (Visa, MC or Amex).
6. DAMAGE DEPOSIT - The $1,000 reservations deposit will automatically convert to the damage deposit upon check in. The deposit is not applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
a) No damage is done to the unit or its contents, beyond normal wear and tear.
b) All debris, rubbish, and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and turned on and one load of laundry (towels and pillowcases) are started.
c) All charges accrued during the stay are paid prior to the departure.
d) No linens are lost or damaged.
e) The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the complex.
Damage deposit will be returned via the same credit card that was charged for the reservations deposit. In the case that damages are done to a suite that exceeds $1,000, Suiteliving reserves the right to charge the same credit card for the excessive damages.
7. PAYMENT – a first payment of 50% is needed within 2 weeks of booking to secure the reservation. A final payment of the remaining 50% for the rent is due forty-five (45) days before arrival. The payment can be made via email money transfer (Canadian residents only) bank draft/money order (written to 0705658 BC Ltd), wire transfer (guest responsible for wire transfer fees), Western Union or credit cards (3% transaction fee will apply). In the case where booking is made less than 45 days prior to arrival, the entire rental payment and damage deposit is due at time of booking.
8. CANCELLATIONS – a forty-five (45) day notice is required for cancellation. Cancellations that are made more than forty-five (45) days prior to the arrival date will incur no further penalty than the $1,000 reservation deposit.
Cancellations or changes that result in a shortened stay, that are made less than forty-five (45) days of the arrival date, forfeit the rent payment. Rent payments may be refundable only in the event that the suite can be re-rented at the same booking rate less a 25% booking fee. Cancellation or early departure does not warrant any refund of rent or deposit.
In any case that the suite becomes unavailable for unforeseen reasons, Suiteliving will have the right to substitute for a similar property within the same area and price range. If comparable accommodation is not available, Suiteliving will refund the guests’ deposit and final payment in full.
9. MAXIMUM OCCUPANCY – all rates per one bedroom suite is based on two (2) persons. All rates per two bedroom suites are based on four (4) persons. All rates for three bedroom suites are based on six (6) persons. Extra occupancy charge of $75.00 per night, per guests will be in affect between February 10 and March 3, 2010. Extra occupancy charge of $50.00 per night, per guests will be in affect between January 15 and February 10, 20101 and between March 3 and March 31, 2010.
10. CLEANING FEE – there is a cleaning fee applicable to all rentals. Cleaning fee for 1-bedroom is $150, for 2-bedroom is $200 and for 3-bedroom is $250. There is no daily maid service in the rental rate; however it is available at an additional rate of $35/hour.
11. PARKING – parking for one vehicle is available for additional $150/week, 320/month
12. FALSIFIED RESERVATIONS – any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check-in.
13. WRITTEN EXCEPTIONS – any exceptions to the above mentioned policies must be approved in writing in advance.
14. ENTRY KEYS/FOBS – There is a $100 charge for each set of entry fob and key that is lost. In the case that the key is lost and a Suiteliving representative is required to unlock the suite door with the master key, guests will be subject to a $50 trip charge.
15. LOST OR STOLEN ITEMS – Suiteliving is not responsible for lost or stolen items throughout the duration of the guest’s stay. Please do not keep valuables in the suite or in your vehicle at any time.
16. PERSONAL INJURY – Suiteliving is not responsible for any injuries to guests and/or their properties throughout the duration of their stay
Guests must be at least 25 years of age to rent any propertes with Elite Vacation Homes.
